Foundation and Exterior Construction

• I will flat wall system or eForm waffle grid system per plan
• 6” or 8” exterior wall per plan
• Concrete for forms will be 3000 PSI
• Rebar per plan
• Waterproofing will be Delta to grade
• Six inches of washed stone for drainage
• 4” perforated pipe with one sump pump crock will be provided
• Four inches of 2500 concrete for finished basement floor
• Windows and doors per plan
• Amvic system insulated concrete forms

Framing

• Exterior walls will be form concrete by Reward Wall Systems
• All window and door openings will be framed with 2” x 10” PT or per code
• All interior walls will be hem fir 2” x 4” and 16” on center
• trusses 24” on center or structural insulated panels
• Roof sheeting will be ½ CDX and nailed 6” on center
• Floor sheeting will be 5/8 tongue and groove Adventech and nailed 6” on center as required
• All overhangs will be 2” x 6” and 12” deep

Roof System

• Choice of color aluminum rake and drip
• 15 lb felt installed over sheeting
• 90 lb granular to ice & water shield
• All roof boats and flashing is included
• 30 year fiberglass architectural shingle with ridge vents, choice of standard color
• Roof pods per plan

Windows and Doors

• Windows are Anderson 400 series or solid vinyl
• Doors are as per plan and allowance

Insulation

• Exterior walls additionally insulated as required with cellulose
• Ceiling insulation R48
• Windows, doors and wall penetrations sealed with expandable spray foam
• Polyethelane vapor barrier as required

Drywall

• ½” drywall taped and finished ready for paint
• All fire separation wall will be 5/8” and taped per code

Interior Finishing

• Interior trip as per selection
• Interior doors as per selection
• All windows and doors will be cased
• All windows and doors will have extension jams, sills and aprons
• All closets will have maintenance free wire shelving per plan
• Interior railings will be stained, choice of color
• Exterior railing painted per plan
• First floor stairs stained or painted per selection
• Basement stairs will be 2” x 10” stringers, 2” x 10” treads and pine users
• Interior casing and base per selection

Cabinetry, Countertops, Flooring

• Generous kitchen, bath and laundry room cabinet allowance per plan
• Floor finishes per selection

Painting

• Two coats latex egg shell on walls and three coats of semigloss on the trim
